L&T® Housing Property Concept 

 
L&T® Housing Property is a comprehensive service concept containing a wide range of services for property outdoor and indoor work, as well as a new service level-based service description model. Based on this description, superintendents and housing cooperatives will find it easier to define and purchase the required property maintenance services.

From outdoor maintenance to electrical work
The L&T® Housing Property concept includes a diverse service offering. Our housing property indoor services include cleaning of public facilities and sauna facilities as well as general property maintenance tasks, equipment operation and care. The services available also include technical systems maintenance services needed by the housing cooperative, and the housing cooperative will further be offered damage repair services for special situations. Outdoor services for the housing cooperative include outdoor area care, snow clearing, gardening, waste management and recycling services, outdoor fittings and sorting containers as well as wastewater services.

Service levels based on individual housing co-op requirements
The major new feature involved in the L&T® Housing Property concept is a new service level- based service description. This description helps select a suitable service level out of three alternatives. The housing co-op may, for example, order an enhanced service level for snow clearing work on the property and a normal service level for cleaning public facilities or accordingly, a streamlined level.

The service level approach helps plan a maintenance level best suited for each housing cooperative.  The amount of work required will be assessed based on the service description, after which defining which costs are caused by which services will be easier. The service description also serves to inform the residents of the property maintenance services included in the service agreement, and there will be no uncertainty regarding what is included in the agreement and what is not.

Care and reachability
The functionality of the L&T® Housing Property concept is based on a property inspection to be carried out in collaboration with a representative of the housing cooperative. This property inspection will be used to control quality of work and to define property care improvement measures required. Accordingly, we can guarantee continuous development of our services and an active care approach.

L&T’s control centre, operating 24/7, will guarantee reachability at all times. This enables us to address all housing cooperative issues quickly.
